Terms of Service

These Terms of Service (“Terms”) govern your use of brawlercreekranch.com and any hunting, lodging, or recreational services provided by Brawler Creek Ranch, owned by Mike Dragich / Blue Collar Brawler (“we,” “us,” or “our”), located at 4990 Canal Road, Elkton, FL 32033. By using this site or booking a service, you agree to these Terms.

1. Booking Requests

Submitting a booking request through our website does not guarantee a reservation. All bookings are confirmed only after we contact you, agree on a date and hunt type, and receive a deposit. We reserve the right to accept or decline any booking request at our sole discretion.

2. Deposits

A deposit is required to hold your reservation date. The deposit amount will be communicated to you at time of booking confirmation. Deposits are applied toward the total cost of your hunt or lodging package. We will provide deposit instructions via phone or email after reviewing your inquiry.

3. Cancellations and Rescheduling

Guest-initiated cancellations: If you cancel more than 30 days before your scheduled hunt, your deposit will be applied as a credit toward a future booking within 12 months. Cancellations within 30 days of the hunt date forfeit the deposit unless we are able to rebook the slot. We will make a good-faith effort to reschedule when possible.

Ranch-initiated cancellations: In the unlikely event we must cancel due to unsafe weather, emergency, or circumstances beyond our control, we will offer a full rescheduling option or a full refund of your deposit.

4. Hunt Policies and Safety

• All guests must comply with Florida Fish and Wildlife Conservation Commission (FWC) regulations.
• A valid Florida nuisance alligator license (approximately $52, obtained through FWC) is required for alligator hunts and is the guest’s responsibility to obtain prior to the hunt.
• All guests must follow guide instructions at all times. Failure to comply with safety rules may result in removal from the property with no refund.
• Guests must be of legal age (or accompanied by a legal guardian) to participate in hunts.
• Alcohol consumption during an active hunt is prohibited.
• Guests are responsible for any fines, citations, or penalties arising from their own failure to comply with applicable laws.

5. Assumption of Risk and Release of Liability

Hunting and outdoor activities involve inherent risks including but not limited to injury, illness, property damage, or death. By booking a hunt or lodging stay at Brawler Creek Ranch, you voluntarily assume all risks associated with your participation. You agree that Brawler Creek Ranch, Mike Dragich, and associated staff are not liable for any injury, loss, or damage arising from your participation in any activity on the property, except where prohibited by law. A liability waiver will be required to be signed on or before arrival.

6. Lodging

Lodging is available at $250 per person per night. Check-in and check-out times will be provided at booking. Guests are responsible for leaving the lodge clean and undamaged. Excessive damage may be billed to the guest. No smoking inside the lodge. Pets are not permitted without prior approval.

7. Intellectual Property

All content on this site — including text, photographs, videos, and logos — is the property of Brawler Creek Ranch or its licensors and is protected by applicable copyright and trademark laws. You may not reproduce, distribute, or use site content without our written permission.

8. Disclaimer of Warranties

This site and its content are provided “as is” without warranty of any kind. We do not warrant that the site will be error-free, uninterrupted, or free of harmful components. Pricing and availability shown on the site are subject to change without notice.

9. Limitation of Liability

To the maximum extent permitted by Florida law, Brawler Creek Ranch’s total liability for any claim arising from use of this site or our services is limited to the amount you paid us for the specific service at issue. We are not liable for indirect, incidental, or consequential damages.

10. Governing Law

These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law principles. Any dispute arising under these Terms will be resolved in the courts of St. Johns County, Florida.

11. Changes to These Terms

We may update these Terms from time to time. The “Effective Date” at the top reflects the most recent revision. Continued use of the site or services after changes are posted constitutes acceptance of the updated Terms.
